June Newsletter 2009 Marbella Property

After a very tough autumn and winter, we are starting to see the first positive signs in the Marbella Real Estate market.

There is definitely more interest, more enquiries and more viewings. Although the number of sales are still low, it is positive to see that sales are closing and that the number of sales are definitely higher than in the winter. Those who have bought have achieved great deals. As and when all the bargains are sold, prices shall start to creep up slowly.

These enquiries are coming from a large variety of countries. We have had clients from Germany, Slovenia, Russia, Hungary, Denmark, Finland, Sweden, Norway, Ireland, Morocco, Dubai, Belgium and Holland. Although the number of British has gone down considerably, they are still a large percentage of our clients followed in second place by the Spanish public.

This is one of the great advantages Marbella has. It's name is recognised worldwide and therefore attracts public from many countries. This shall be enhanced even more next month when Marbella shall host the quarter finals of the Davis Cup between Spain and Germany at the Puerto Banus bullring. The dates are from the 10th of July till the 12th of July and the event is expected to have a television audience of 600 million people plus a great press coverage.

Looking at other recent events, the cut in interest rates by the European Central Bank should also help the Real Estate market. The ECB official rate is now at 1% which is a new record low. The Bank of England held their interest rate at 0'5% which is also a new record low.

With these low rates and the reduced prices which one can find, it is clear that NOW is the time to buy. The majority of Marbella property prices have been reduced by 20% and some reductions reach 30%.

The sales which have been realised have all undergone a negotiation process as buyers have discounted a possible further decrease in prices for the future. By doing this now they have achieved the property they wanted at the right price. Many buyers comment lately that they believe that prices shall go down further and therefore they should wait. The risk with this is that the ideal property for them could have been sold in the meantime.

What's more, the exact bottom is irrelevant for property investors as the deals are to be had now, not when the market recovers and every Tom, Dick and Harry are climbing aboard again buoyed by the press and better mortgage deals.

Also, one must remember that Real Estate markets are local so the public should not be guided by articles in the press talking about the Spanish property market.

The property markets in Madrid, Toledo, Marbella or Zaragoza are completely different markets.
